Contract along with earnest money goes to the title company

Both buyer and seller have task to carry out according to the contract to bring the transaction to closing

Seller, has certain amount of days to make full disclosure of anything they might to know to be defective on the property

Buyer has a certain number of days to review the disclosure. They can rescind their offer or modify it. If buyer rescinds the offer in a written timely manner their earnest money is returned

Seller now waits for buyer to carry out their responsibilities according to the contract
