Pay close attention to these details

  • Contract along with earnest money goes to the title company

  • Both buyer and seller have task to carry out according to the contract to bring the transaction to closing

  • Seller, has certain amount of days to make full disclosure of anything they might to know to be defective on the property

  • Buyer has a certain number of days to review the disclosure. They can rescind their offer or modify it.  If buyer rescinds the offer in a written timely manner their earnest money is returned

  • Seller now waits for buyer to carry out their responsibilities according to the contract
